So You Want to Sell Your Home


As the market has cooled from a frantic seller market to a very slow buyer market a number of articles and lots of word of mouth advice has appeared on how to sell your home. Ideas on ways to entice buyers vary from milk and cookies to offering the latest model Rolls Royce if you buy the house. Trips to Hawaii, the Caribbean or Tuscany seem to be big this season. Some owners have tried offering a 10% fee to selling agents in hopes an agent will steer a client to their house instead of the one down the street. Another idea resurrected from the '90's is burying statues of St Joseph on the property. The list is endless and yet many homes continue to sit on the market with no prospective purchasers in site.

As some homes continue to remain unsold after their competition has sold sellers are looking for answers. The first tendency is to blame the agent when the property doesn't sell immediately. Some agents are a contributing factor if a home has not sold; especially if the agent didn't do a thorough Market Analysis, or has done nothing except put up a sign. Fortunately these agents are relatively few in number. Most agents take pride in their work. We really enjoy helping you move to a new home or another area or state. That's our job. Occasionally there seems to be to no reason why one home on a block sells immediately and another stays on the market for 6 months. Yet the market is usually logical and orderly if you can figure out the key. While there are exceptions to all rules; it seems to me homes don't sell for one of four reasons. A home that has one or two of those reasons will stay on the market for a long time. A home that has all four items will be on the market forever.

THE FOUR MAJOR REASONS A HOME DOESN'T SELL:

1. The Property is Overpriced:

No one wants to hear this. All sellers know the agent has not placed a high enough price on their home and all buyers know the price is ridiculously high. However there is a mid-level that works for all parties. The trick is finding that level. A well done Market Evaluation is a great start. In addition, Sellers should look at their competition. If the house down the street is at the same price you would like then they should be in the same condition. If your competition has a fabulous new kitchen while you still have avocado appliances and chipped formica you need to rethink your price. Testing the market is not a good strategy. While you are testing a price that is $100,000 more then the competition, those other homes will sell and you will become an old property. When a home has been on the market for a long period without an offer buyers believe there is something wrong with the property. Buyers will make an offer even if it's over-priced is something all sellers believe and it isn't true. Buyers pick a price range they are comfortable with and look at homes in that range. Many have learned from bitter experience that making a low offer on a high priced home makes most sellers angry instead of ready to negotiate.

2. The Property is not in Market Ready Condition:

Sellers who are unwilling to get their property in market condition should either not sell or be prepared for a very low price. I'm not talking about remodeling a kitchen or adding another bedroom. Market condition is clean. Clear out all clutter. If you have the resources you should always paint. This is especially true if your favorite color is mauve and you have painted all the rooms in various shades of purple. It doesn't have to be white but a good neutral color will update a property. New carpet is a better choice then a carpet allowance. Many of today's buyers work long hours and don't have the time or energy to think about fixing up a property. They want it clean and in move in shape. $300.00 in flowers will do wonders for a home. Most people make half of their decision on a home before they get out of the car. A great interior with no curb appeal will sit on the market.

3. The Property has a Fundamental Flaw:

Maybe you don't pay much attention to the new freeway but you can bet a potential buyer will. You may love the idea of a detached family room but it may not be a big plus when you go to sell. Rooms that have odd shapes or baths that are too small or floor plans that don't flow well will all keep a home on the market longer the others without the flaws. I remember a home that had four bedrooms upstairs without one upstairs bath. The bath was downstairs and around a corner. It stayed on the market a long time in a hot market. You may be used to your homes quirks but buyers will always go for the more conventional home on a quiet street.

4. The Fee to the Buyer Agent is Very Low :

Of the four reasons listed the fee paid to the agent is the least problematic and affects the time a home stays on the market less the other factors by a wide margin. However this is often a sticking point for many sellers. In a hot market a low buyer agent fee doesn't make a lot of difference. It may take two weeks to sell instead of 4 days but overall it will sell fairly fast. In a slow market a low fee to the buyer's agent means you may be on the market a long time. There are many agents who will show your home with a low fee if it fits their buyer's needs but reality says that if there are 40 homes for sale in a neighborhood with a similar fee and you are well under that fee most agents will show other homes first. You would do the same.. it's human nature. This doesn't mean you have to go over what is customary in your area but you should be close.

I know that everyone knows someone who had all of the above problems with a home and sold it in a day. The fact is that some houses have a certain feeling about them and will sell no matter what their condition, price or location. But for most properties the above list represents most of the factors that will affect how long it takes to sell your home.

Bed and Breakfast with Lace Curtains and Charm


“Did you know that there are more than 20,000 bed and breakfast establishments in the US and Canada?”

My wife looked out the window at the magnificent view of the Chesapeake Bay and replied:

“Of course I knew that! And I also know that it is the fastest growing segment of the travel industry in this country. More than 8 billion dollars are spent a year in Bed & Breakfast lodgings.”

“How did you know all that?”

“I’m reading the same article you have been reading, my sweet!”

The B&B on the Bay, where we had decided to spend a long week-end, more than justified the exhaustive search we had undertaken. We would not settle for less than a B&B that would meet our requirements at least halfway. It also justified the long trip from Richmond and a discreet absence from professional obligations.

We found what we looked for. A charming colonial mansion, complete with portico, columns and an ancient coach house that had been converted into several ample studios. Impeccable grounds and a marvelous view of the Bay. Besides, the postcard quality did not end there. There was a sense of peace and tranquility that matched perfectly the surroundings and also the cheerful interior. Added to that, additional charm appeared in the person of the owners of the place. Col (ret) and Mrs. Armbruster, were the perfect hosts. We felt that we had found a home away from home.

So far, B&B’s have never disappointed us. And it has spurred us to try remote areas of the country where other traditions and other customs have given us a better insight into the essence of the republic itself. We have stayed in converted schoolhouses, old farmhouses, modernized warehouses, Queen Anne Victorian homes and mansions, barns and an occasional adobe house. We have not missed the log cabin and the floating barge.

We have stayed in the so called country inns, where the emphasis is on the evening meals. Also in countless Bed and Breakfast establishment, where breakfast is more than just a meal but a convivial social occasion with all the cozy elements of a family reunion. Naturally, we have even tried a few home-stay places where a single room and a bathroom down the hall are the usual fare. Common to all is the informal cordiality of the owners or managers, and the willingness to provide the necessary comforts. And this includes enlightened conversation and first hand information about the area, its traditions, points of interests and best places to eat.

“Listen” said my wife as she sipped the pre-breakfast champagne and orange juice the Col. had gracefully sent up with a basket of fruit. “I’ve been thinking.” She raised the flute and continued:

“Why don’t you ask the good Colonel to let us keep the room for another couple of days?”

“I already have!”

Attract What's Light - Bright - and Beautiful


Those with whom we assemble, we soon resemble!

This simple old saying hides a deep Truth that can enlighten and empower every aspect of our lives:

Who we are — our very essence — is continually being transformed by the company we keep.

Stated differently, when we keep the company of what is light and bright, our lives get lighter and brighter. And when we keep the company of what is dark and discouraging, our lives can’t help but be dragged downward.

This idea might sound a little simplistic at first, but its power soon becomes evident when we put it to use in the quest to realize our highest aspirations. The key lies in understanding that this principle is active on multiple levels at once. For instance, when referring to "the company we keep," we of course mean the people we spend time with every day — family, friends, co-workers, etc. However, on a deeper and more important level, “company” can also refer to the thoughts and feelings moving within us in any given moment.

Have you ever been home alone in a fine mood, enjoying a meal perhaps, only to find yourself bored or depressed an hour later? That’s a perfect example of the effect of hanging out with the wrong interior friends. When we are unconscious to the operation of our minds, any indigent thought or feeling that passes through us has the power to strike up a conversation and drag us into its dark circle of influence.

But just as it’s possible for us to keep bad interior company that pulls us down, so is it possible to keep positive inner company that works to raise us up in any moment we choose to remember it. This not only means that we can choose not to get dragged down when we are alone, but it also means that we can choose not to get dragged down when we find ourselves in the presence of negative people as well.

How encouraging! When life places us in a situation where a run-in with someone is inevitable — perhaps at work, with a family member, in a store, etc. — we can choose to keep the company of good and true interior friends who can help keep us from falling into negative states. And therein lies the key: when we remember that keeping the company of negative interior friends is a choice, instead of an obligation, we are free to keep the company of compassion instead of anger, generosity instead of greed, and patience instead anxiety.

Building on this idea, let’s look at four common types of people that can be identified by the four prevailing dark states that inhabit them. By learning to recognize and understand the interior workings of these four types of “toxic people,” we gain important insight into what is dark and limiting inside of us. In this way, we begin the process of liberation from everything inside of us that stands in the way of knowing the peace, happiness, success, and love that we long for.

1 Muckrakers: These negative sprits live to drag up old painful events and then revel in the anger, resentment, or bitterness that such unhappy memories hold. Stay away from any spirit, in others or in yourself, that wants you to dive into some suffering over what happened in any past moment.

2 Mud Slingers: These malicious spirits pull themselves up by pulling others down. They love to gossip, criticize, judge, and denigrate anyone who ever had the misfortune of spending time with them. The only loyalty these denizens of the unconscious worlds have is to their own pain, which they feed by involving everyone they can in their mud slinging.

3 Swamp Dwellers: There is a group of mired spirits that thrive on low vibrations, and that require a human instrument to play out their endless dark dissonance. Easily recognizable, these misfortunate forces serve up dreadful mental pictures of past and future events for the sake of the unnatural reactions they produce. Ignore these corrupted spirits and they must take their evil speculations elsewhere.

4 Life Haters: These dark spirits perpetuate their hold on the human soul by resisting the beautiful gifts of life. They trick us into commiserating with their complaining, cruelty, and irritation because without our unconscious consent, these chronically conflicted spirits can’t spread their poison.

Just as harmful viruses require a human host to exist and thrive, so do negative states require the unconscious consent of human beings to carry out their dark mission. For what power does a negative thought have other than the power to convince a person to do its bidding? The answer is none!

When we begin to consciously withdraw our consent to associate with toxic people, and the toxic thoughts and feelings inside of us, we leave them with no place to thrive. Our real inner work is to sweep clean the places in ourselves where such creatures reside which in turn brightens our life and the lives of everyone around us.

Begin today, this very moment, to withdraw any permission you have unknowingly granted these dark spirits to be in your life. Do not judge yourself, or those around you in whom these misdirected forces are active, but instead come awake and refuse to spend one more moment of your life lending your precious life force to their dark purposes.

This powerful, positive action will change your life. As you begin to refuse to consort with what is dark, you’ll find that you begin to attract with what is light, bright, and cheerful. Your relationships will deepen, your professional life will take on new vigor and freshness, and the whole of your days will begin to resemble the radiant Life that you have deliberately chosen as your conscious companion.

Choose a wrong color and you might live an uneasy time without even knowing what bothers you. But don't ever believe that neutral colors are ideal colors. Do you live a neutral life? So far you know that white is classic but too much white might cease to be neutral and become and element of stress. The good news is that white goes well with any colors. It's maybe time for a bolder color combination? A mixture of bright and wild colors like turquoise and orange or violet and lime? Take a look at the color wheel and choose either colors that are opposite in it or that sit next to each other. Opposite colors are complementary colors and neighboring colors provide for color harmony. Walls alone don't make interior decorations. Accents on the walls are nothing more than that: accents. The art of interior decorations sees your living space as a whole. So choosing colors refers not solely to walls and accents, but furniture and lighting as well. That's when he (or she) will show you plans, sketches, wallpaper samples, color samples, fabric samples and so on. Then you choose what you like, point out what you dislike and let your designer do the rest.

Consider an interior designer as your temporary employee and understand that you are allowed and should point out his or her mistakes. After all it's your house that needs a perfect interior design, so don't be afraid to impose your taste when necessary!

Doing Your Own Wedding Flowers


Making the decision to do your own wedding flowers should not be taken lightly, but with a little preparation and some practice, designing your own wedding flowers does not have to be as daunting as you might think.

For my own wedding, I chose to go this route, and I found that there were several things I could have done differently to make the process easier. Here are a few quick tips for doing your own wedding flowers on a budget.

First, start looking for a wholesale flower distributor early in the process. Make sure that you are allowed to purchase from them, as many wholesale distributors only sell to businesses with a tax ID number.

Second, start practicing with real flowers as soon as you can. I recommend that you choose flowers that are easy to work with, such as roses or other flowers with a defined head shape and sturdy stem. I chose Alstromeria as my main flower and found that making bouquets and centerpieces was difficult because the flowers were delicate, had lots of greenery and had weak stems.

Third, ask for help from people around you who are artistically inclined. I had virtually no artistic ability and heavily relied on my mom who is very artistic! She did a fantastic job and I never would have been able to do this project without her. I also recommend that you get help from as many people as you can who are interested in helping. You never know who will be the floral-savant of your inner circle!

Last, I would make sure that in the long run, doing your own wedding flowers is what you really want to be doing the day before or the day of your wedding. I found the process to be very stressful, not because the task of doing flowers was difficult, but because I had so many other things on my mind. Also make sure that you have some sort of back-up plan in case some of your designs don't turn out exactly as you had hoped. We purchased extra boutonnieres the morning of the wedding to replace some that I had made that didn't turn out quite right!

In general, if you plan to design your own wedding flowers, take these tips and measure the amount of work and time you will need to spend against the other things you have to do the day of your wedding. Your wedding should be fun, and if last-minute tasks are too much to handle, you may find yourself wishing you'd hired a wedding florist instead!
